# LandLens One

> Lets your agent check Tamil Nadu land records, owners, encumbrances, zones and guideline values from the government registers.

LandLens is a land records and due diligence service for Tamil Nadu, India, from Verified.RealEstate (GEN Z Real Estate Private Limited, Chennai). Its MCP server lets your agent run LandLens checks over the state's revenue, registration and planning registers: who owns a survey, what is registered against it, what it is worth and what can be built on it. Answers come with the record, its date and its source.

What you can do with it
- Look up the guideline value, its history, and stamp duty and registration fees for a property
- Fetch land records (patta, chitta, A-register, town survey extracts) and FMB sketches
- Pull the encumbrance (registered transaction) history of a property, after you approve the quote
- Check a plot against mapped zones and restrictions: coastal zones, water bodies, forest, temple and Waqf land, airport height limits, road widening and more
- See the road width at a plot and run FSI and building-rule calculations
- Search approvals (CMDA, DTCP, panchayats, RERA), land acquisition notices and land judgments of the Supreme Court of India and the Madras High Court
- Draft deeds and agreements from LandLens's Tamil Nadu templates, and order its reports such as Verify My Land

How it connects
LandLens hosts it at https://verified.realestate/mcp. Add it as a custom connector and sign in with the phone number on your LandLens account (a free account; the code comes by WhatsApp), then tap Allow. LandLens documents Claude, ChatGPT, Perplexity, Claude Code and Codex this way. Agents that can't sign in can use a key from your LandLens dashboard as a Bearer token instead.

What it costs
Checks are paid in credits from your LandLens wallet, the same credits the LandLens site uses. Many checks are free. Your agent is told the price before it runs a paid check, a check that finds nothing isn't charged, and bigger jobs such as an encumbrance pull come back as a quote you approve. A signed-in agent can spend at most 500 credits a day; a key stops at the daily cap you set. The market Intelligence tools need LandLens's enterprise plan.

Good to know
- It covers Tamil Nadu only (mortgage searches on CERSAI cover India).
- Owner names come from the government registers as published. LandLens's fair-use terms limit checks to your own land and your clients' deals, and it refuses bulk harvesting of owner names.
- LandLens says its information is for general informational purposes only and is not legal, financial or professional advice. Its "Legal Opinion" is an automated report prepared by software, not an opinion from an advocate. Government records can contain errors or be out of date, and mapped zone boundaries and distances are indicative only. LandLens advises checking with a licensed advocate or surveyor before making property decisions.
- You can disconnect an agent or revoke a key on your LandLens dashboard under API and MCP.
